Of course you think as a Realtor I would say "DONT DO IT!" but go ahead if you can. Really if you have a property that practically sells itself and your ok with doing all the legal forms and compliance then try it. I know a good amount of people that could not afford to pay a Realtor so they did a FSBO. Most of them usually pay a 3%-5% commission to a buyers Realtor since it was the Realtor who contacted the seller on behalf of the buyers and did both jobs of the Listing Realtor and the Buyers Realtor. Not only did the Realtor do both jobs they did all the paperwork and scheduling inspections.
I knew a couple who were going to buy a house from me but they ended up buying from a FSBO and got a pretty nice house with some land, no Realtor was involved, the title company was able to help a little bit as far as letting both parties know what was needed to close and where to get the forms. In the end however they think if they had used a Realtor that they would have maybe been able to get the house at a lower price or get certain items fixed prior to closing. I remember when they text me asking if I knew a good termite inspector at the last minute.
However if you think of all the advertising sometimes needed to sell your home that is swimming in an ocean of competing homes then please call a Realtor! Most FSBO put a sign out in the yard and one by the entrance, place it on maybe 3 or 4 websites if that and hope it sells. Since most are not listed in the MLS then they don't get shown to our customers and we don't schedule them in advance to be shown. Its usually while driving around with my customers we stumble upon a FSBO that looks interesting. Ring Ring! ahhh no answer! sorry folks we will have to maybe see this one another time. By the time the FSBO calls back from their break at work or just carrying on their normal life we have already finished looking or have traveled a good distance from their location. The FSBO says "can you come by at 6pm or " were out shopping maybe tomorrow" by that time the customers look at each other and just say never mind it wasn't worth it! and its over just like that.
The moral of the story be accessible! We are, we live our lives around getting calls, email's and texts from customers at all hours of the day, even though we have families and limits with working with customers we usually take calls or answer back email's to try and sell our listings or accommodate customers calling to find a house. Were used to it, were professionals and that is why you call us when you cannot sell your house.
