For most people purchasing real estate is a new experience. Some think it is like buying a car and view Realtors as nothing more than used car sales people. The two big differences between Realtors and car sales persons are Realtors are licensed professionals upheld by a code of ethics which we must keep current and the fact that we take our profession seriously. Realtors help people make good investments by showing statistics and facts about current market trends, recently sold properties ect.
Most people do not realize Realtors do not get paid unless they enter into a contract and purchase. We do not get paid until that point, so all the things in between are counting on a sale. When Realtors drive out to a property and let you in, or schedule 10 houses and drive you around looking at properties, that is gas, time and resources spent and not reinbursed until tax season and actual sale of a property. Realtors have a document called a buyers brokers agreement. This is a document that says that the buyer will work with a said broker and not employ any other Realtors in between. If this were to be breached and the buyer purchased a house from a for sale by owner or another Realtor that buyer will pay the Realtor which whom they were in agreement with a agreed upon commission.
This is only fair, if the shoe was on the other foot you would not want customers to call you up, waste your time, gas and resources only because the Realtor they were working with cant accommodate them or because they just dont respect your time and profession. So if a Realtor asks you to enter into a buyers broker agreement understand it is not a attempt to trick you or con you into anything. It is just a tool to keep us protected from being used and abused by the general public.
