The hardest thing I feel that keeps most people from owing a home is they have not made the decision to become a home owner! Seriously, once  you make the decision to stop paying rent you should start talking to a loan officer or mortgage broker to find out if you qualify, even if you don't qualify at that given second that does not mean you will not be able to buy a house in a few months or a year. We live in such a short order society and people want instant gratification. However buying a home takes a little longer to prepare for.

You need to find out where your down payment is coming from. Some people save up for it, if you make below a certain income bracket you can often qualify for grant money which you might not have to even pay back.

Closing cost! Again some people save up for this because if they don't ask the seller to pay for closing cost they can usually negotiate a lower sales price. However as of right now the seller may pay up to 6% of the closing costs for the buyer.

The buyer will usually have to pay for their own inspections and appraisal, however if using a VA loan the seller will pay for the termite inspection.

I often say a person that can change their thoughts will often change their life. That being said just the mere decision to stop paying rent and become a home owner can usually result in just that. If your a nay sayer that says "I owe too much money", or "I have bad Credit" or "I have no credit" and don't want to make any effort to remedy it then you will not be a home owner anytime soon, however these things again are usually pretty easy to resolve with the help of a good loan officer, a good Realtor and your will to stop paying rent.
